Societie Group continues its strategy for synergy, now seeking development partners for both Engadine RSL and Fingal Bay Sports, to further future-proof the entities.
According to CEO David Moorcroft the conglomerate group, previously known as Ramsgate RSL Group, is aiming to incorporate existing club operations with proposed future uses to complement and enhance offerings, and is inviting experienced developers to submit expressions of interest.
“Our proactive board has made considerable progress in regard to their understanding of the potential development opportunities on our doorstep and we are ready to take the next step.”
Each site holds re-development opportunity separate from the club operations, potentially facilitating a variety of end uses and synergies.
ClubEngadine RSL resides on a 4,939sqm lot on Old Princes Hwy in the Engadine town centre, in Sutherland Shire.
It is zoned E2 Commercial Centre under the Sutherland Shire Local Environmental Plan 2015 (SLEP), with 20-metre height limit and 2:1 Floor Space Ratio (FSR). The potential development site is 2,000sqm.
Engadine is a family-oriented precinct roughly 36 kilometres from the Sydney CBD, home to around 17,000 residents. It has dramatically grown in popularity in recent years, buoyed by its proximity to the Royal National Park and Cronulla.
The site’s zoning affords a variety of permitted uses, with preference given to: Centre-based childcare facilities, Commercial premises, Hotel or motel accommodation, Medical centres, Recreation facilities (indoor), or Registered clubs. Potential structures posed include multi-storey senior housing or hotel.
Fingal Bay Sports Club sits on 25,146sqm (2.5Ha) close to Tomaree National Park and Fingal Bay urban area, in the retirement living mecca of Port Stephens, less than three hours’ north of Sydney, and 45 minutes from Newcastle CBD.
It is zoned RE2 – Private Recreation, with no height limit or FSR limitation. The site similarly permits a variety of uses, with preference shown to: Centre-based childcare facilities, Hotel or motel accommodation, Neighbourhood shops, or Serviced apartments.
Port Stephens Council anticipates growth in the LGA to find 20,000 new residents over the next two decades.
Societie has undertaken preliminary investigations and is now seeking interest from potential partners – experienced developers – to submit ideas to “work jointly alongside the club” and present original concepts.
The club stresses its goal is “to incorporate existing club operations with proposed future uses which will complement and enhance the club offering”. All current club functions, including member parking, must be considered in any submission.
The ‘dual opportunities’ are being offered separately or in one line through property advisors Suburbanite, which is also managing the group’s ongoing EOI campaign for Cronulla RSL.
Expressions Of Interest on Engadine and Fingal Bay close Friday, 5 July.
