The site of the iconic St Marys Band Club is being marketed for redevelopment, in a joint venture opportunity with the re-envisioned greater western Sydney stalwart, St Marys Diggers & Band Club.
Following the amalgamation of St Marys Band Club and St Marys RSL Club, the new entity (SMDBC) is offering to market for the first time the former landmark Band Club, at 389-441 Great Western Highway, St Marys.
The 8,597sqm site boasts street frontage to the Highway and Princess Mary Street, in the Penrith City LGA, roughly eight kilometres from the Penrith CBD or 45 west of Sydney. It is proximate to the train station, on the commercial and residential southern fringe of the main shopping precinct, and to the new metro station, set to provide direct connection from St Marys to the Western Sydney International Airport.
There is major local infrastructure surrounding the lot, such as Western Sydney University’s Penrith Campus, Nepean Hospital, Penrith Stadium and Westfield Penrith.
Council anticipates continued urban growth and development, slated to bring thousands of new jobs and around 5,000 new dwellings by 2041. The in-progress St Marys Town Centre masterplan is anticipating a population increase of 25 per cent.
Part of Greater Western Sydney, which counts around nine per cent of Australia and 44 per cent of Sydney’s population, Penrith LGA is Australia’s third largest economy behind Sydney CBD and Melbourne.
The Band Club site is zoned B4 – Mixed Use, with 24-metre height limit and 2.5:1 FSR (floor space ratio), which allows potential structures including community, entertainment or child care facilities, hotel accommodation or registered clubs, or mixed residential. SMDBC says it has a preference towards seniors living.
The Club is a community-focused local partnership, and future operations will be consolidated to the site of St Marys Diggers Club, facilitating this opportunity, which it hopes will be the next step in bringing “our vision to life” while creating a lasting revenue stream.
“Our proactive board has made considerable progress in regard to our understanding of the potential development opportunities and are ready to create a precinct that serves the members and community now and into the future,” offers Club CEO, Marlene Shipley.
The development opportunity is being marketed by Suburbanite’s Anna Porter and Nick Barlow via Expressions of Interest, closing Monday, 9 September.
“The club is looking for a partner they can work with long term who has a proven track record of delivering quality development projects across seniors, residential and commercial precincts,” suggests Porter.
An industry briefing session will be held Friday, 16 August at 10am, at the St Marys Band Club site.
