The prodigious Sands Resort and golf course has hit the market via receivers, offering opportunity for an ambitious operator to snare a massive site on the spectacular Surf Coast.
Sands Resort is one of Victoria’s most recognisable and highly regarded links golf courses, found 20 minutes from Geelong or 90 minutes from Melbourne.
The privately owned property of approximately 76.5-Ha incorporates an 18-hole Stuart Appleby-designed championship golf course and club facility, with a strong membership base, 112 luxury guest rooms and suites – available with vacant possession – four function or events spaces and a 500-pax ballroom, a health club with gym, 25-metre indoor pool and tennis courts, and associated food and beverage facilities.
In total the developments span roughly 765,000sqm of floor space, and there are 280 parking spaces onsite.
Torquay is the heart of Victoria’s Surf Coast, and the beginning of the famous Great Ocean Road, making it one of the state’s most popular tourism regions. It benefits from its proximity to Geelong, which is Victoria’s largest centre outside the capital.
The Sands site is classified Comprehensive Development Zone 2, giving the property potential, subject to approval, for further residential development around the golf course.
Being a receivership sale, minimal financial information or background on the circumstances was made available, but marketing literature notes that beyond its existing infrastructure the asset is underpinned by its land and location.
“Buyers are most likely to be attracted to the large land holding and ability to either owner operate or appoint a recognised hotel operator,” explains CBRE’s Scott Callow, managing the campaign.
Sale of the Sands will be via Expressions of Interest, closing Wednesday, 29 May.
